Introduction
All structural works, except for those that are exempted from the Building Control Act, require a permit before construction works can commence. However, the structural plans have to be approved by the Commissioner of Building Control before permit can be issued.
Structural works mean works in relation to the structural elements of the building works. Building works mean:
- the erection, extension or demolition of a building,
- the alteration, addition or repair of a building,
- the provision, extension or alteration of any air-conditioning service or mechanical ventilating system in or in connection with a building,
and includes site formation and building operations connected with or carried out for the above purposes.
The permit to carry out structural works is granted to the four parties in the joint application, the building owner or developer, qualified persons (i.e. professional engineer and/or architect) and the builder.
The duties and responsibilities of the qualified persons, accredited checker, builder and site supervisor are defined in:
