Q. What is the available e-payment mode for Legal Search e-Application?
A. Two modes of payment are offered:
(a) FlexiPay. For more information on FlexiPay, please visit www.ecitizen.gov.sg/FlexiPay
(b) eNETS Debit – Internet Banking. For more information on eNETS, please visit www.nets.gov.sg
(c) Cheque - If you are making payment by cheque, it will take three (3) working days for cheque postage upto seven (7) working days to process your application. Please indicate the TRANSACTION number eg.  behind your cheque and made payable to "Building & Construction Authority". Please send in the cheque at Legal Search counter located at BCA, 5 Maxwell Road #02-00 Singapore 069110 personally or by post.

A. Yes. Please select cheque as the mode of payment and send in the cheque personally or by post to Building and Construction Authority, 5 Maxwell Road #02-00 Singapore 069110.

Q. What kind of notification/confirmation will I receive after applying to Online Legal Search?
A. Once application has been successfully completed, users will receive an email with the application details. If any clarifications are needed in order to process the application, the officer in charge will contact the applicant directly.

Q. What are the pre-requsites for using e-payment?
If you wish to pay by FlexiPay:
1. Please sign-up for FlexiPay by downloading and filling in the Direct Debit Authorisation (DDA) form at www.eCitizen.gov.sg/FlexiPay
2. You will need a SingPass (Singapore Personal Access) account to authorise a FlexiPay payment. If you do not have one, please apply for a SingPass account over the Internet at: Alternatively, bring along your NRIC and apply at the following locations:
  • eClubs (Approval after 5 working days)
  • Central Provident Fund (CPF) offices, Community Development Councils (CDC) or selected Community Clubs/Centres counter (On-the-spot approval)
If you wish to pay by eNETS Internet Banking:
1. You will need an Internet Banking User ID and PIN

Q. Is there any other way to apply for Legal Search?
A. Yes, you may still apply in person at Legal Search counter located at BCA, 5 Maxwell Road #02-00 Singapore 069110. Alternatively, you may download and complete the application for LS02 "Retrieve Building Information and Plans" (available here) and send it to us by post with the photocopy of documentary proof and authorization letter from property owner, together with a cheque of $20.00 (per address and per application) for the search fee, made payable to "Building & Construction Authority"

Q. Who can apply for a copy of the building plans?
Only property owners of a private property, their authorised agents (with the proof of authorised letter from the owner), Chairman of MCST of condominium housing and any trustee of religious organisation or society can apply for a copy of the building plans

Q. What is the acceptable document to prove the ownership of a property?
For the purpose of request for plans, the acceptable documents to prove the ownership are:
i. Current property tax bill (for existing property owner), or
ii. Notice of Transfer or duly exercised copy of Option to Purchase in the case of prospective purchaser

Q. What are the charges?
The charges are :
i. Upon submission of Form BPD LS02, you will need to pay a fee of $20 per address and per application type
ii. After you have viewed and selected the building plans, the fee for copying of plans is $25 per set of plans
iii. The printing charge is $3 per sheet (To be paid to the printing vendor directly).

No, the fee is required for the service rendered

Q. Can BCA help the applicant with the selection of relevant building plans?
BCA provides the service for retrieving the approved plans only. Selection of building plans and what is to be copied can only be decided by the applicant depending on his needs. If need be, he may have to engage his own professional consultant eg. architect or engineer, to assist him in the selection of the plans

Q. What are the plans that we can request from BCA?
Only approved architectural plans and structural plans for piling, foundation and super-structures may be available in this office
