This project is a reconstruction project whereby the existing 1-storey semi-detached dwelling house was reconstructed to a part 2-storey, part 3-storey semi-detached house. The project has a GFA of 389 m2.

Main Buildable Features

The project has adopted the concept called "System Efficient Building". This is a simple and fast to construct method which is easy and flexible for future upgrading.

The system used panels of galvanised steel, modular cement boards and steel roofing sheets riveted together to form a very strong yet light steel shell. Dry wall components such as cement and timber boards were used for cladding which helped to speed up the construction.

As this method of construction is light, there was no need for laborious and noisy piling works. This efficient system requires minimal site workers and eliminates the need for temporary material such as timber formwork.

The unit cost of $748/m2 (of constructed area) for this project was lower than the industry average of $1,600 to $1,900/m2 for semi-detached houses. The construction period of 6 months was shorter than the industry average of 11 months for a project of similar size. There was also a 93% saving in manpower compared to the industry average for Residential Landed Buildings category.
